Move-Out Carpet Cleaning and Your Security Deposit
Carpet is one of the most common reasons for deposit deductions. A deep clean before you leave is the simplest way to show you returned the carpet in good condition.
- Clean after the movers, before the walkthrough. Schedule the cleaning once the furniture is out, so every square foot gets cleaned, and leave a few hours for the carpet to dry before the final inspection.
- Keep the receipt. A dated receipt from a professional cleaning is clear proof the carpet was cleaned. Take a few photos of each room once it’s dry, too.
- Check your lease. Many leases ask for carpets to be cleaned at move-out. Normal wear and tear is different from damage, and a clean carpet makes that difference easier to see.
- Tell us about pet accidents and stains up front. Spots that are treated before the cleaning come out far better than ones found halfway through.
We can’t promise how a landlord will handle a deposit, but we can make sure the carpet isn’t the problem. See our move-out carpet checklist for renters for the full list.
Move-In Carpet Cleaning
Moving into a home that “was cleaned” doesn’t mean the carpet was. Previous occupants leave behind dust, pet dander, and odors deep in the fibers and pad, and the easiest time to deal with them is before your furniture goes in. An empty home means faster cleaning, no moving things around, and carpet that’s dry before you unpack. Our move-in carpet cleaning guide explains what to look for.
For Landlords and Property Managers
Fast, predictable turnovers keep units earning. We work around your schedule between tenants, including tight windows between move-out and the next move-in, and we can handle multiple units on one visit.
- Sequence it right: repairs and painting first, then carpet cleaning last, so the unit shows clean. Our guide to apartment turnover timing walks through it.
- Before replacing carpet, try cleaning it. Heavy traffic lanes and stains often clean up well enough to stay. See what landlords should check before replacing rental carpet.
- Ongoing work: see our pages for rental property carpet cleaning, apartment carpet cleaning, and property manager carpet cleaning.
Our Move-In / Move-Out Cleaning Process
- Walkthrough and plan. We look at every room, paying attention to traffic lanes, pet spots, and anything the lease or sale requires.
- Pre-treatment and spot removal. Eco-friendly pre-conditioners loosen ground-in soil and target food, drink, and pet stains.
- Hot-water extraction (steam cleaning). Professional equipment rinses the carpet and extracts embedded soil and allergens.
- Odor treatment. Pet and household odors are treated at the source, not covered up. When urine has reached the pad, we’ll tell you before we start.
- Fast drying and optional protection. Strong extraction means carpet usually dries in a few hours. Add a protector such as Scotchgard™ if you’d like.
How to Prepare
- Empty the rooms of furniture and personal items so we can reach all the carpet.
- Vacuum loose debris if you can; it lets us spend the time on deep cleaning and stains.
- Point out problem spots, pet accidents, and any areas your landlord or buyer mentioned.
- Book early. Schedule a few days before your lease end or closing date, especially at the end of the month when move-outs pile up.

Move-In / Move-Out Carpet Cleaning Questions
How long before my walkthrough should I schedule carpet cleaning?
Schedule it after everything is moved out and at least a few hours before the walkthrough, so the carpet is dry. If you can, book a day or two ahead of your deadline to leave room for anything unexpected.
Will carpet cleaning get my security deposit back?
It removes one of the most common reasons for deductions. We can’t control a landlord’s decision, but a professionally cleaned carpet and a dated receipt show you returned it clean.
Can you remove pet odor before I move out?
Usually, yes. We treat pet spots with enzymes and extraction. If urine has soaked into the pad, surface cleaning won’t fully fix the smell, and we’ll tell you that up front. Read more on our pet odor removal page.
How long does the carpet take to dry?
Usually a few hours. Running the air conditioning or fans and keeping foot traffic off the carpet speeds it up.
Do you clean multiple rental units in one visit?
Yes. Property managers and landlords often schedule several units together. Call (800) 794-9241 to set up a turnover.
