Turnover work runs on somebody else’s deadline. A lease ends, a walkthrough is booked, a new tenant has a moving truck reserved. The cleaning itself is rarely the hard part — the sequence and the access are.
Get the order right
The single most common scheduling mistake is cleaning carpet too early in the turnover.
Carpet goes near the end, but not last. Do it after the unit is genuinely empty and after the dusty trades — patching, sanding, painting — have finished. Paint dust and drywall dust settle, and settling on freshly cleaned carpet undoes the work you just paid for.
Leave a day of margin before the walkthrough. Carpet is usually walkable in a few hours, but “usually” is not a plan when an inspection is booked. A day of buffer costs nothing and removes the only genuinely stressful variable.
Empty beats occupied, by a lot. A unit with the last of the tenant’s belongings still in it cleans worse and takes longer, because we are working around objects instead of running straight passes. If move-out is running late, tell us — rescheduling is usually easier than you expect and produces a much better result.
Access is the other half
In multifamily buildings, access decides whether a day runs smoothly. Tell us at booking, not at the door:
- Parking. Where can the vehicle sit? We work from truck-mounted equipment with hoses running to the unit, so a single loading zone or permit-only street changes how we stage. Knowing in advance is the difference between starting on time and circling the block.
- Elevators. Is there a service elevator, and does it need reserving? Some buildings require booking it and we would rather handle that ahead of time.
- Gate and callbox codes. Pass them along with the booking.
- Which unit, and who has the key. Obvious, and still the most frequent cause of a wasted trip.
This matters most in the density of somewhere like Van Nuys, where roughly three-quarters of housing is rented and buildings sit close together with shared entries and a single loading zone between them.
Batch your units
If you have several turning in the same week, send the addresses and target dates together rather than one at a time. We can sequence them into a single visit, which is faster for you and easier for us than fitting them in separately.
This is especially worth doing for Valley properties. We serve the San Fernando Valley on scheduled route days from West Covina, so several units grouped onto one route day is genuinely the most efficient way to work — and booking ahead is what secures the dates you need.
Know your seasonal crunch
Turnover is not evenly spread, and the busiest weeks are entirely predictable.
Around Northridge, CSUN’s calendar drives it: the weeks before the fall term are the tightest window of the year, and everyone in the area needs the same three weeks. The same pattern shows up near any campus.
If you manage student-adjacent rentals, dates given early are dates we can actually hold. Dates given in August are dates we will try to hold.
Cleaning versus replacing
The honest framing for a landlord is that cleaning removes soil and nothing else. Ask for a look before committing when you see:
Worn traffic lanes. If the hallway is darker because the fiber itself has been abraded by grit, cleaning improves appearance without making it look new. That distinction matters when a walkthrough is the test.
Returning pet odor. The classic pattern is a surface stain that was cleaned at some point and a smell that came back. Urine passes through carpet into the padding and, on a slab, onto the concrete — surface cleaning cannot reach it. We cover the mechanism in why pet odor comes back. Sometimes the right answer is pad replacement, and we would rather say so than sell repeat cleanings we expect to fail.
Burns, delamination, and permanent staining. Not cleanable. A patch or replacement is the answer.
We will tell you which category a unit falls into before you spend, because a cleaning that does not satisfy the walkthrough helps nobody.
